What This Service Looks Like.
Middle Tennessee clay compacts hard over a summer. Core aeration pulls plugs out of the soil so water, air, and nutrients can actually reach the root zone instead of running off.
Seed dropped into those open cores has real soil contact, which is why fall aeration and overseeding produces far better germination than broadcasting seed on a compacted lawn.
Pair it with starter fertilizer and consistent watering for the first three weeks and you'll see a noticeably thicker, greener lawn by the following spring.

When should aeration and overseeding be done?
Fall — September through early November. Cool nights and warm soil give tall fescue the best possible germination window in Middle Tennessee.
Do I really need aeration every year?
Our clay soil compacts hard over a summer, so most fescue lawns benefit annually. Newer or lightly used lawns can sometimes stretch to every other year.
How much do I need to water afterward?
Light, frequent watering for the first three weeks — enough to keep the seed bed damp. We leave you a simple watering schedule after the service.
When will I see results?
Germination starts in one to three weeks, and the real payoff shows the following spring with a noticeably thicker, greener lawn.
